Deposits


  1. All reservations will require a deposit equal to 50% of the reservation (excluding taxes). Please check vacation dates carefully as DEPOSITS ARE NON-REFUNDABLE!!!!

  2. The remaining balance of the reservation is due 30 days prior to arrival.

  3. Reservations made within 30 days of arrival will be required to pay in full at the time of booking and loss of the entire reservation charge if cancelled. Management will charge the credit card on file for the remaining balance of the stay.

  4. You must be 25 years old to make a reservation and must be present for the stay. Those making reservations will be responsible for the entire party and any guests visiting. No one under 25 is allowed to stay in the rental unless accompanied by a parent.

  5. Missing items, damages, and/or excessive cleaning of cabins will incur additional charges.

Cabin Rules



no smoking

  1. All cabins and river house are non-smoking properties. If smoking odor (cigarettes, cigars, pipes, vapes, or other stuff) is discovered inside the buildings, there will be a minimum fee of $350.00 for the cabins and a minimum fee of $500.00 for the river house. Also, know that certain smokable products have a strong odor, and when kept inside the cabin, the odor will remain long after the product is gone, and you will be charged.

  2. Please do not throw cigarette butts on property grounds, as there will be extra charges for improper disposal and clean-up. Cigarettes in personal receptacles on cabin decks are considered trash and must be emptied by the renter.

  3. If excessive ashes from cigarettes/cigars/other smokable products are found on the deck of or flatwork around your rental, charges will be assessed to clean. Use a can, please.

Occupancy

  1. ALL rentals have a regular capacity and a maximum occupancy which will be strictly enforced. Check this carefully when reserving to avoid miscommunication. Renters checking in or occupying a cabin/house with more than maximum occupancy will forfeit their reservation at that time, or the people over max capacity will find elsewhere to stay and have to pay daily guest fees to visit. Children of ANY age are considered in the number of guests allowed in a rental. Cabins with more than regular capacity will be charged an extra $30 more per person for each night of the reservation no matter how many nights they stay, regardless of the confirmation quote. Only 2 people (any age) over capacity are allowed.

    NO EXCEPTIONS.

Cleanliness & Organization

(Cleaning Fees are NOT built into the price of your rental)

  1. Please leave the cabins/river house clean and in order upon check-out. All rentals and the grounds of Rio Bella should be left as you found it aside for general cleaning.

  2. Cleaning fees (set at $150 and up) are not built into the price of the cabins. The Rio Grande House has a general cleaning fee only. Please follow the check-out instructions given upon check-in to avoid a cabin cleaning fee or added fees for Rio Grande cleaning.

  3. Rock painting is only allowed in the designated area on the property by the office, but not at or around the rentals or by the river. Painting anywhere else on the property is not allowed. An adult must be present while children are painting rocks so AnaLisa’s vehicle, wagons, trees, etc. don’t get painted again.

  4. Piñatas, confetti, sidewalk chalk, water-balloons, fireworks of any kind, etc. are NOT allowed.

  5. Grilling or cooking is NOT allowed on the decks, flatwork, or grass on any part of the property. Fines for cleaning or replacement will be added to your stay for oil stains, burns, etc., on flatwork, decks, and/or grass. Each rental has a charcoal/wood pit, and we kindly ask that you keep all grilling in that area. If you must bring your own grill, make sure it is located on the black rock drive/walk way. If you are boiling shrimp/crawfish, please do so in an area that will not leave residual stains. TAKE YOUR OIL/GREASE HOME WITH YOU, AND DO NOT POUR ANYWHERE ON THE PROPERTY.

  6. Guests are responsible for disposing of all trash in the large bin located on the property. If the cabin/river house is found to be excessively dirty, the credit card on file will be assessed an additional cleaning fee to be determined by management. Guests are responsible for cleaning out their cabin BBQ pits into the ash cans provided.

  7. Please place items back in their original position. If items owned by Rio Bella Resort are moved from the original area inside or outside the rental (i.e. picnic tables, chairs, bbq pits, furniture, wood piles, etc.), reorganization fees will be charged if employees of Rio Bella Resort are required to restore rental to the original state after renter's departure.

  8. We politely ask that our guests DO NOT use bath towels for river use. Any guest using a bath towel for river use will be subject to a replacement fee at the discretion of Rio Bella Management.

  9. Clotheslines are not allowed.

  10. ***Seafood must be stored in an ice chest outside the rental. Seafood may not be stored inside of any refrigerator on Rio Bella property.

Pets

  1. Unfortunately, Rio Bella DOES NOT allow pets inside our rentals. (This includes but is not limited to dogs, cats, rabbits, ferrets, birds, lizards, hamsters, gerbils, etc). If you have a service dog covered by Title III of the Americans with Disabilities Act, we are happy to accommodate you and your service animal. If your dog is not a service animal covered by Title III of the ADA, our resort’s NO PET policy will apply. If you have a professionally trained/working service DOG covered by Title III of the Americans with Disabilities Act, please contact management at least two weeks before arrival by email correspondence. Only professionally trained/working service dogs are allowed. No Emotional Support Animals, aka ESA. If you have questions or concerns, don't hesitate to contact us.

  2. Owners bringing their pet(s) without the consent of Rio Bella will forfeit their reservation or board their pet elsewhere immediately. A minimum fee of $300+ will be assessed.

taxes and Fees are subject to change without notification.


utilities

Electricity and Internet are provided and controlled by an outside company which operates independently and is not associated with Rio Bella Resort except for service. If there is an outage out of Rio Bella Resort’s control due to weather, usage, etc. Rio Bella Resort will not to be held responsible. We will keep in contact with your throughout an outage and do our best to assist in progression of reestablishment of service, but refunds will not be provided for that which is out of our control.

Changes or Cancellations


NO EXCEPTIONS TO THE POLICIES

ALL DEPOSITS ARE NON-REFUNDABLE

  1. Cancellations must be made by email and acknowledged by management to eliminate misunderstandings.

  2. Cancellations made outside the 30-day check-in date will result in a loss of deposit.

  3. Cancellations made within 30 days of check-in will result in losing all reservation funds.

  4. Cancellations made outside two weeks of the check-in date will be considered for a one-time-only move to a date within the same calendar year of the reservation. Monies and reservations cannot be transferred to another year. Reservation will be paid in full in advance of the move.

  5. Cancellations made within two weeks of check-in will NOT be considered for a move, only a cancellation. Regardless of the circumstance, there will be no exceptions.

  6. Rio Bella Resort is NOT responsible for weather conditions (too cold, too hot, too wet, too rainy, too snowy, etc.), natural disasters, acts of God, low water, high water, no water, epidemics, pandemics, family emergencies, break-up, divorce, termination of a friendship, sickness, rescheduling of a sporting event, or any other occurrence that causes an early check-out, move, or if the need to cancel is necessary.

  7. IMPORTANT! All reservations will require a deposit equal to 50% of the reservation (excluding taxes). Please check vacation dates carefully as ALL DEPOSITS ARE NON-REFUNDABLE!!! Cancellations made outside the 30-day check-in date will result in a loss of deposit. For a cancellation or a move, no refunds will be issued, or money transferred to another reservation due to cancellation of all or part of the reservation, if you choose to depart early, and/or if you choose to modify your existing reservation.

  8. For a reservation to be considered for a move to another date, the reservation must be paid in full and be outside 14 days before the check-in date. Moves must be made to dates before the end of the calendar year, and will not be allowed to move to dates in another year. If the reservation is considered for a move, it will only be considered once.

  9. Upon making a reservation(s), the renter agrees to not file a chargeback with their issuing bank or credit card company and understands in doing so renter gives Frio River Cabin Rentals LLC, dba Rio Bella Resort the right to take legal action to enforce these conditions.  If Frio River Cabin Rentals LLC, dba Rio Bella Resort must seek legal action to enforce these conditions or collect a debt, the renter/defendant shall bear legal fees.

Property Rules


Day Guests

  1. Two visitors per rental (each day) are permitted. Visitors are not permitted to stay the night. Renters must have pre-approval and permission for guests before the renter's arrival. Guests of renters must check in and register with management and obtain a parking pass for $30 per day and a property wristband for $30 per person per day, provided parking is available. If guests are approved and permitted, they will not arrive on premises before 10 am and will be off premises by 9 pm. If there is no available parking, guests will not be permitted. Day guests of the resort are required to check in at the office and will pay the day fees. Visitors will not be given a guest’s “extra” wristband or “extra” parking pass. For further clarification, please contact AnaLisa in the office.

Parking

  1. Two cars are permitted per cabin, and four cars are permitted for the Rio Grande River House. Parking in front of all cabins, except the Nueces cabin and Rio Grande house, is NOT ALLOWED.

  2. Additional vehicles will be assessed a $30 fee if parking is available on the property. If there is no availability for parking, owners of vehicles will have to find additional parking off-premise.

  3. Slow and cautious speeds are required on resort property. Parking is allowed in designated areas only.

  4. If you are coming in on a bicycle or motorcycle, SLOW YOUR ROLL. Our parking lot is loose gravel.

River

  1. Riverfront is available for use from dawn to sunset.

  2. Driving a vehicle to or on the riverbank is not permitted.

  3. Please do not enter properties outside of the Rio Bella area. Signs are posted on the north and south end advising where private property begins. The river is available for all-day use, but the property across the river is privately owned, and "No Trespassing" is strictly enforced.

  4. No littering anywhere on the property or river. There will be extra charges for improper disposal and clean-up.

  5. Glass of any kind or Styrofoam is not permitted in (or near) the river or along the riverbanks. This is for the protection of our guests and the health and well-being of our wildlife.

  6. No firearms or fireworks are permitted on the property. Fires are allowed only in designated fire pits, fireplaces, or chimineas. If you are having a wedding event where you would like sparklers for your send-off, we will consider the use of these based on drought conditions and countywide fire-bans

  7. There is NO lifeguard on duty. Swimming is at your own risk.

  8. The Lombardy Dam is a historic landmark. DO NOT jump off the dam, as a large rock is submerged and not visible at times. The irrigation canal along the property should not be used to walk in, kayak, or tube. Under any circumstances, do not walk or sit on the dam.

  9. There is no tent camping at Rio Bella Resort. We cannot allow it at the river for safety reasons. It does not have to rain at Rio Bella Resort or Leakey for the rivers to flash flood. Our recharge zone is up to 30 miles, and we may not get the warning in the middle of the night. Your cabin is a safe place to sleep. The rest of the property has sprinkler heads; we cannot sleep on those.

  10. Rock painting is allowed ONLY in the area by the office. Please do not paint at your cabin, on your deck, on the flatwork, or at the river. This will be considered graffiti, and charges will occur for paint removal.

  11. Piñatas, confetti, sidewalk chalk, water-balloons, fireworks of any kind, etc. are NOT allowed.

Quiet Time

  1. Quiet time will be from 10:00 pm to 8:00 am. Music is allowed from 8:00 am to 10:00 pm. This does not mean all guests have to be inside by 10:00 pm, this means that all guests will be considerate of other guests and maintain a normal/decent volume throughout the day and into the night.


Hold Harmless Agreement:  "Lessee" shall include all persons, and their guests, occupying property leased from Rio Bella Resort (Frio River Rentals LLC).  Lessee agrees to protect, indemnify, and hold harmless Rio Bella Resort (Frio River Rentals LLC) including its officers and employees including their agents, successors and assigns, and their respective heirs, their immediate family, extended family, personal representatives, affiliates, successors, employee’s family, and assigns, and any and all persons, firms or corporations liable or who might be claimed to be liable, whether or not herein named, none of whom admit any liability to the undersigned, but all expressly denying liability, from and against all losses, costs, and expenses and from and against all claims, demands, suits, and actions for damages or from liability of any nature and for any and all damages to property or to injury (including death) to any person or persons arising from a visit to property owned by Rio Bella Resort (Frio River Rentals LLC) and also any and all injuries and/or damages that may develop in the future as a result of or in any way relating to the Liability.  

By agreeing to the terms and conditions of Rio Bella Resort (Frio River Rentals LLC), Lessee agrees to this Hold Harmless Agreement and is responsible for conveying its contents to others in their party and their guests. Rio Bella Resort and management reserves the right to refuse admittance to anyone or require a departure if any policies are not adhered to by guests.
